Crystal Ridge Estates, the 311-acre residential project proposed in Sweden by developer Al Spaziano, may donate land for the Boy Scouts to build a new camp. The Scouts have been in search of a new location to replace the State Street camp, which had to be abandoned because of contamination.

The project's designer, Schultz Associates of Spencerport, recently presented the idea to Spaziano. Ed Martin, the firm's senior project manager, explained, "The area immediately west of the new Sweden Recreation Center is the area we're reserving for the Scouts. The existing pond, mature woods, and close proximity to the recreation center make it an ideal setting for a camp, but there's still a lot of work ahead before approvals can be granted."

The Sweden Town Board is considering a rezoning application that began in 1999. The application is for Planned Unit Districting, which allows multiple uses within a single project boundary. Spaziano's proposal includes 192 single-family residential lots, 456 apartments, 116 townhouses, and 38 senior units.

A public hearing is scheduled for March 5 at 7 p.m. at the Sweden Town Hall. The Sweden Planning Board was named lead agency for the State Environmental Quality Review (SEQR) process and held a series of scoping meetings to generate a list of items, or scoping outline, requiring attention prior to rezoning. The project team representing Spaziano has submitted the Draft Environmental Impact Statement. The document represents the project team's solution to each item listed in the scoping outline, and is available for public review.

The March 5 hearing allows interested residents to comment on both the DEIS and the rezoning proposal, and is the first of several hearings to be held prior to any approvals.
