Cluster housing concept presented
A week after Brockport trustees created a cluster housing zoning ordinance, Builder Don Hibsch presented conceptual plans for an East Avenue project to the village planning board. Hibsch presented plans that would show what the former Northrup farm property would look like if subdivided into 65 conventional residential lots and what it could look like if subdivided into 62-65 cluster zoning lots.
Cluster zoning allows a developer flexibility in lay-out of a subdivision in order to create green spaces, but does not allow more homes to be built than would be allowed under traditional single family residential zoning. Hibsch has not made a formal application to the planning board yet; once he does, the planning board will hold a public hearing on the site plan.
