Brockport residents get look at new subdivision plans
The Brockport Planning Board will hold a public hearing on Monday, March 12 at 7:45 p.m. at the village hall regarding the site plans for a new subdivision off of East Avenue. Developer Don Hibsch has applied for approval of his cluster housing tract, under the villages new cluster housing ordinance, for a 65-home subdivision.
The proposed subdivision would be built on the former Northrup farm on the south side of East Avenue and adjacent to Cloverwood Drive, the eastern boundary of the Havenwood subdivision. Although the main entrance to the new development would be from East Avenue, the two subdivisions would be connected at the south end of Cloverwood. The Planning Board has also requested that Hibsch include a stub road on the eastern edge of his property to allow for a connection to possible future subdivisions.
Hibsch plans to build a senior living community on the property. Homes would be upscale but geared to empty-nesters and retirees. The cluster zoning ordinance allows developers to build homes on lots that may not meet single-family residential lot requirements, for the purpose of creating larger, common green areas. Hibschs plans include a large pond, hiking trail access to the canal, a 60 feet-wide buffer on the eastern edge, and sidewalks.
The subdivision plan is on display at the village hall, 49 State Street, during regular business hours.
