Sweden Planning Board conditionally approves Royal Carwash

On June 13, the Town of Sweden Planning Board gave subdivision, site plan, and special use permit approvals for the construction of a Royal Carwash at 6625 Fourth Section Road. The approvals come with minor conditions: required signatures and adjustments to the stormwater plan.

The applicant took a 6.5-acre lot that was already zoned commercial and subdivided it into two lots. The carwash will be constructed on the smaller 1.7-acre lot; no plans were submitted for the 4.7-acre remaining parcel. 

The single-bay 4,100 square foot car wash will have three queuing lines and dedicated left- and right-hand turn exit lanes. Planning board members and members of the public had expressed concerns about traffic on Route 31, however, the NYS DOT did not object to the plans. The carwash driveway is off-set to the west across from the western-most Wegmans entrance on Fourth Section Road. The owners have submitted a building permit application and plans. Construction could start later this summer.
