Beginning the week of March 1, 2024, Assessment Disclosure Notices, also known as Impact Notices, will be mailed to all property owners within the Town of Ogden. Notices will include information pertaining to every property owner’s new preliminary full value assessment.
The Town of Ogden’s last reassessment was conducted in 2018. While the town was on a schedule of reassessing every four years, unusual market growth prompted a delay of the reassessment for the 2022 and 2023 assessment roll years.
A townwide reassessment by itself does not increase taxes or create more tax dollars. Instead, it increases the equalization rate to 100% of market value and redistributes the tax burden to ensure property owners are paying a fair and accurate share of property taxes. Assessing at 100% market value is not only easier to understand but it also allows taxpayers to take full advantage of exemptions like the STAR program and veterans exemptions.
The Assessment Disclosure Notices are for comparison purposes only. It compares your prior year taxes to what they would have been had your 2024 assessment been in place. Your tax liability will be affected by several factors, including changes to school/county/municipal budgets, changes to assessments of other properties, changes to exemptions and/or exemption savings amounts applicable to your property and apportionment of school and/or county taxes among multiple municipal segments.
As property owners receive their notices in the mail, they are reminded to focus on the full market value estimate. If you do not agree with this estimate and can offer proof for a change, you can follow the process of submitting an informal review. Instructions will be included with each notice indicating the procedure for submitting an informal review and where to get additional information.
